Pricing remained elevated in this segment despite the drop in sales volume, with the average sold price up 27.11% and the median sold price up 54.45%. The median sales price for Stowe in Q4 was  $1.70M, up from $1,035M+ in the last quarter of 2024. Homes are taking longer to secure the right buyer—average days on market rose 6.94%, and the median days on market increased to 50 days (up 96%). The list-to-sell ratio softened slightly (down 0.90%), reinforcing how important accurate pricing and strong presentation have become—especially when a property starts a touch too ambitious and needs the market to help it find its true value.

Condo Sales: Stowe, VT

Stowe condos showed a more mixed Q4: sales volume declined 31.82% and new listings dipped 11.63%, but prices moved up meaningfully with the average sold price up 18.85% and the median sold price up 25.46% The median sale price for condominiums in Q4 of 2025 was $725K. Lamoille County Market Overview – Real Estate Sales in Lamoille County, VT

Single-Family Home Sales: Lamoille County, VT

In the more value-oriented towns outside Stowe, the single-family market offered buyers comparatively more attainable pricing, which continues to make this segment especially appealing. Excluding Stowe, sales volume declined from 60 to 47 closed sales (down 18.05%), while new listings increased from 35 to 38 (up 8.57%), giving buyers more selection heading into winter. The median price for a single family home in Lamoille County excluding Stowe increased 4.63% year-over-year from $410K in Q4 of 2024 to $429K in 2025. The average sales price in this area is $651K at the end of 2025 as compared to $484K in 2024, a 34.5% increase. (Note: countywide summary stats below include Stowe.)

Countywide (including Stowe), single-family sales were down 18.39%, while prices were up with the average sold price rising 29.92% and the median sold price increasing 8% (median $540K). New listings rose 20.41%, average days on market increased 14.04%, and the list-to-sell ratio softened 0.65%—a pattern consistent with a market where buyers are active, but more selective, and sellers benefit most from strategic pricing and strong condition.

  • Johnson: Sales up (83%), new listings down to 7 from 11 (36%), median price essentially flat (-1.07%) at $324K, median DOM improved significantly (-73%) to 20 days. 
  • Cambridge: Sales down (40%), new listings up from 4 to 7 (75%), median price up (33%) to $469K, median DOM up (54%) to 77 days.

Waterbury Market Overview – Real Estate Sales in Waterbury, VT

Single-Family Home Sales: Waterbury, VT

As is fairly typical of the Waterbury market, transactions remained low in the fourth quarter. Closed sales declined 33.33% with only 12 closings. New listings jumped 125% however, this is an increase from 4 to 9 listings at the end of this year, which is common as Waterbury tends to runs lean on inventory. Pricing moderated, with the average sold price down 33.34% from $912K to $634K and the median sold price down 1.46% from $617,500 to $717K. Homes also took longer to sell—average days on market rose 44.44% to 41 days—and the list-to-sell ratio declined 3.58%, reflecting a bit more negotiation and a buyer pool that is weighing options carefully.

The list-to-sell ratio dipped slightly by 1.42%, meaning homes sold for just under 99% of their final asking price on average. Many homes had to adjust their pricing before landing on their final asking price to achieve the list-to-sell ratio. Stowe, VT condos spent more time on the market this quarter, with average days on market increasing 170.59% to 46 days, indicating that even in higher price brackets, buyers are taking more time to evaluate. The list-to-sell ratio dropped by 3.84%, suggesting room for negotiation compared to prior quarters. Single-Family Home Sales: Lamoille County, VT

Lamoille County’s single-family home market (excluding Stowe) experienced healthy activity in Q3 2025, with sales volume increasing by 15.91% year-over-year. The average sold price saw a slight decline of 1.08%, landing at $535,844, compared to $541,670 in 2024. The median sold price rose 11.64% to $455,000, from 407,500, reflecting strong buyer demand in this segment of our market.

The number of new Lamoille County listings jumped 28%, providing more choices for buyers after a period of tighter inventory. However, average days on market increased 68%, climbing from 25 to 42 days, as buyers continued to move more cautiously in a shifting market. The list-to-sell ratio declined by 2.79%, indicating more negotiation at the offer stage and greater sensitivity to pricing. As with Stowe, many properties had to adjust their pricing before landing on their final asking price to achieve the list-to-sell ratio.

Q2 2025 Real Estate Market Report: Stowe, Lamoille County, and Waterbury, VT

The second quarter of 2025 continued to reflect the evolving dynamics of the Stowe Area real estate market. While pricing pressure and buyer selectivity remain prominent, increased activity in some sectors—particularly the condo market in Stowe and select towns in Lamoille County—suggests renewed interest where affordability and value intersect.

📍 Stowe

In the single-family home segment, Stowe saw declines across most key indicators. Sales dropped by 13%. However, new listings were only down by only 2%, which is consistent with the listing bump we have seen the past two years going into summer, unlike the prior three years.  Both average sold price, $1,375,419, and median sold price, $1,137,500, fell by nearly 13% and 25%, respectively, marking a meaningful correction within the market. Buyers took significantly longer to transact, with average days on market rising 137%. The list-to-sell price ratio remained high at 97%, only dipping slightly by 0.75%.

The condo market, by contrast, surged in Q2. Sales rose nearly 89%, and new listings more than doubled, up 116%. Average sold price, $1,045,151, and median sold price, $520K, jumped 53% and 70%, respectively, reflecting increased activity at higher price points. Days on market held steady, decreasing slightly by 2.94%, and the average list-to-sale ratio improved by over 5%, indicating strong buyer demand for well-positioned, turnkey units.

The fourth quarter of 2024 revealed varied trends across the real estate markets in Stowe, Lamoille County, and Waterbury, Vermont. Each area exhibited unique dynamics influenced by shifts in inventory, pricing, and buyer activity.

Stowe:

The real estate market in Stowe showed a mix of trends in Q4 2024. The single-family home segment experienced a modest 4% increase in properties sold, as compared to Q3 2023, but both the average and median sold prices declined by 5.51% and 10.73%, respectively. New listings decreased by 44%, suggesting a tightening inventory. Days on market surged, with average days on market increasing by 67.44% and median days on market by 150%, reflecting slower movement and a need for repositioning of properties that have been lagging on the market.

In the condo market, sales surged by 83.33%, driven by a sharp 30.30% increase in new listings. However, pricing faced slight pressure, with the average and median sold prices decreasing by 8.34% and 7.30%, respectively. This is likely due to the consolidation of the timeshares and selling off of units at Mountainside. Days on market declined, with average days dropping by 20%, indicating quicker sales for competitively priced condos.

In both housing categories, we observed that properties priced appropriately were selling well. Sellers who set high sale prices had to make adjustments to sell their properties. However, when priced correctly for the market, properties were selling for about 97% of the list price. Sales increased compared to 2023, leading to a decrease in inventory. This resulted in the months of supply falling below 5 months in Q4, marking the first time this occurred in 2024. As a result, we will begin the year with lower inventory levels.

Despite the rise in activity, prices saw adjustments, with the average sold price declining by 5.5% and the median sold price falling by 8.2%. New listings increased by 12%, indicating improved inventory levels compared to earlier quarters. However, properties took longer to sell, with average days on market increasing by 14.3%, suggesting buyers are taking more time to make purchasing decisions, particularly for higher-priced homes. The continued high level of mortgage rates has also contributed to properties taking longer to transact.

Much like the Stowe market Lamoille also saw properties trade within 97% of their listing price. This means that the while the average and medium prices have decreased homes are still holding their value. Additionally, the months supply going into 2025 will be the lowest we’ve seen in two years.

New listings grew by 17%, offering buyers more options compared to previous quarters. Properties moved more quickly, as evidenced by a 46% decrease in average days on market. However, the median days on market increased by 116%, suggesting that while some properties sold rapidly, others—particularly those priced above market expectations—took significantly longer to close.

Due to a lack of inventory and more moderately priced homes in Q4, single-family homes in Waterbury traded at 101% of the listing price. The months supply in Waterbury dropped drastically from 5+ months in Q3 to under 1 month in Q4 of 2024. As always, Waterbury continues to see low inventory and high demand.

2024 Q3 Stowe Area Real Estate Insights: 

Rising Listings, Selective Buyers, and Market Adjustments

In the third quarter of 2024, the real estate markets in Stowe, Lamoille County, and Waterbury, Vermont, exhibited diverse yet interrelated trends, reflecting broader economic conditions and local market dynamics. Each area displayed its unique market adjustments, with varying degrees of activity across single-family homes and condo segments.

Stowe:

In Q3 2024, Stowe’s real estate market saw a mixed performance in both single-family homes and condos. In Q3 we continued to see homes sell for less and take more time to sell from the peak and years directly after the Covid market.  This has become more pronounced during Q3 2024 with the average days on market increasing 140% year over year and median days on market rose by 87.50%, while this can be attributed to higher priced homes, over $2M taking longer to sell, it is a trend to be taken into consideration across all price points. The single-family home market experienced a 33.33% increase in properties sold, indicating stronger market activity. Average and median sold prices saw notable rises of 13.61% and 43.79%, respectively, showcasing a trend toward higher-value transactions. New listings increased by 17.14%, signaling increased seller activity. While the increase in days on market is an important trend to monitor,  it’s worth noting that properties that were priced appropriately were still seeing relatively quick sales. Although there were price reductions for new listings and longer days on the market in the third quarter, the increase in average and median prices suggests that property values are holding steady in our market.

In the condo segment, Stowe experienced an 81.82% increase in properties sold. However, the average and median sold prices dropped by 32.74% and 34.38%, respectively, likely due to increased inventory and competition. New listings surged by 157.14%, but the average days on market dropped significantly by 90.56%. Several of these numbers are driven by the Mt. Side Condo development which transitions from fractional ownership to whole ownership on over 30 units. Many of these have traded without hitting the market, Coldwell Banker Carlson Real Estate is representing these units, and has access to all off market units. Outside of this development the market is showing that competitively priced condos were moving faster despite the overall price corrections.

Q3 2024 also saw the implementation of the new state transfer tax increase on second home purchases from 1.47% to 3.62% as well as new property assessments and tax increases. Since these new increases directly impact buyers, it’s important to factor them into proper market positioning. We expect their impact to continue to unfold over the next several quarters.
